AC Tune Up

A North Texas summer will find every weak point in your air conditioner, and it usually does it on the hottest afternoon of the year. An annual tune up catches the small problems while they are still small, restores the efficiency your system quietly lost over the last twelve months, and gives you an honest picture of where you stand. W3 technicians inspect, clean, test, and document every visit, then walk you through what we found in plain language.

AC Tune Up in Rowlett, TX and the Dallas Metroplex

Air conditioners in this part of Texas work harder than almost anywhere else in the country. From May through September a typical Dallas area system runs most of the day, and a stretch of triple digit afternoons can keep it running nearly nonstop. That workload takes a toll. Capacitors weaken, condenser coils pack with dust and cottonwood, refrigerant charge drifts out of spec, blower wheels load up with debris, and condensate drains slowly close off. None of it happens overnight, which is exactly why most homeowners never notice until the system stops keeping up.

An annual tune up is the least expensive thing you can do to protect a piece of equipment that costs thousands to replace. Most homeowners in Rowlett, Rockwall, McKinney, and across the Metroplex book theirs in spring, before the first real run of 100 degree days. If you have not had yours looked at this year, it is not too late, and it is far better than finding out in August.

What Is an AC Tune Up?

An AC tune up is a scheduled inspection, cleaning, and performance test of a working air conditioning system. A technician measures how the equipment is actually performing against how it should perform, cleans the components that lose efficiency as they foul, tightens and tests the electrical connections that fail most often, and flags anything trending toward a breakdown.

It helps to understand what a tune up is not. If your system has already stopped cooling, that is AC repair, and it is a different visit with a different goal. A tune up is for a system that is still running but that you want running better, longer, and cheaper. Think of it the same way you think about an oil change rather than a trip to the mechanic with a warning light on.

What Is Included in an AC Tune Up?

No two systems are identical, and a tune up on a two year old variable speed unit looks different from one on a fifteen year old builder grade system. A proper tune up always covers both halves of the equipment, though, because problems on one side of the house show up as symptoms on the other.

The Outdoor Condenser Unit

The outdoor unit lives in the weather and takes the worst of it. Our technicians clear vegetation and debris from around the cabinet, wash the condenser coil so it can actually shed heat, and check refrigerant pressures against the conditions on the day. We test the capacitor, which is the single most common cause of a summer no cool call, and we test it against its rated tolerance rather than simply confirming it has not failed outright. We inspect the contactor for pitting, check the disconnect and whip for damage, and compare compressor and fan motor amp draw to the nameplate rating.

The Indoor Air Handler and Airflow

Inside, we inspect the evaporator coil for dirt and ice, check the blower wheel and motor, and confirm the filter is the right size and actually seated. We clear and treat the condensate drain line, check the drain pan and float switch, and verify the thermostat is calibrated and communicating correctly. We measure the temperature split across the coil, which tells us more about real world performance than almost any other single reading, and we inspect accessible duct connections for obvious separation or leakage.

Why an Annual AC Tune Up Matters

Lower Cooling Bills

A dirty condenser coil forces your compressor to work harder for the same result, and low refrigerant charge does the same thing. Neither one announces itself. The system still runs, still blows cold air, and still keeps the house at temperature. It just uses noticeably more electricity to get there. Cleaning and correcting those issues brings the system back toward the efficiency you paid for when it was installed.

Fewer Breakdowns When It Matters Most

Air conditioners rarely fail on a mild day in April. They fail when the system is under maximum load, which in North Texas means late July and August, and that is also when every HVAC company in the Metroplex is booked solid. A weak capacitor, a pitted contactor, or a nearly blocked drain line is a twenty dollar part and a five minute fix during a spring tune up. In August it is an emergency call and a hot night.

Protecting Your Manufacturer Warranty

Most major manufacturers require documented annual maintenance to keep the parts warranty valid. Homeowners frequently discover this only when a compressor fails and the claim is denied. Every W3 tune up is documented, so if you ever need to make a warranty claim you have the record to support it.

When Should You Schedule an AC Tune Up?

Burnt electrical switches with damaged wiring.

For a standard air conditioning system, once a year is the right answer, and spring is the right time. Getting on the schedule before the first heat wave means you are choosing your appointment rather than waiting for one. If you have a heat pump that both heats and cools, plan on twice a year, once before the cooling season and once before the heating season, because the equipment runs year round and accumulates roughly twice the wear.

Signs You Should Not Wait

Some symptoms mean your system is already struggling and should be looked at now rather than at your next scheduled visit. Call us if you notice any of the following:

  • Airflow from your vents feels weaker than it used to
  • The system runs much longer to reach the same temperature
  • Cooling bills climbed noticeably compared to the same month last year
  • The house cools fine in the morning but falls behind in the late afternoon
  • Water pooling around the indoor unit or a ceiling stain beneath it
  • Ice on the refrigerant line or the indoor coil
  • Grinding, buzzing, or rattling that was not there before
  • The breaker serving your outdoor unit trips more than once

That last one is worth a note. A repeatedly tripping AC breaker is sometimes an electrical problem and sometimes a failing compressor or motor drawing too much current. W3 handles both sides of that question under one roof, which means one visit instead of two companies pointing at each other.
